The more things you need an apartment to have, the more likely you are to run into trouble of one sort or another. So when you find an apartment that has a lot of amenities but a very cheap price tag, that instantly raises the question: <em>Why<\/em>? It may also be referred to as a <\/span><i><span style=\"font-weight: 400;\">shinriteki kashi bukken<\/span><\/i><span style=\"font-weight: 400;\"> (\u5fc3\u7406\u7684\u7455\u75b5\u7269\u4ef6) or \u201cproperty that may cause psychological harm.\u201d Generally speaking, what this means is that, while there is nothing currently wrong with the apartment\/location physically, there is something \u201coff\u201d about it that could make living there less than ideal.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Right away, most people assume that there was a death in the house, be that by suicide, murder, accident or natural causes, but that isn\u2019t necessarily the case. Other more common reasons for a property being listed as a jiko bukken include:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Damage:<\/strong> Any building that has a history of fires, flooding or asbestos removal. It may also have had gas leaks, mold or animal infestations.<\/li>\n\n\n\n<li><strong>Location:<\/strong> Constructed over an old well or spring. Located near a waste treatment facility, chemical plant or tourist destination with noise issues. It could also be close to graveyards, crematoriums or high-traffic accident areas.<\/li>\n\n\n\n<li><strong>Criminal Involvement:<\/strong> It has been owned by or located near known criminal gangs. It may have been used as a brothel, drug den or phishing scam office.<\/li>\n\n\n\n<li><strong>Human Issues:<\/strong> May have been owned by a cult. Could have had ownership problems or inheritance disputes and possibly owned by a stalking victim or someone with substantial debt.<\/li>\n\n\n\n<li><strong>Fame\/Infamy:<\/strong> Properties used in popular media, such as the Juon house. It may have been owned by someone famous or infamous. It is recognizable to the public as \u201c<em>that<\/em> building or apartment.\u201d<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id='a-psychological-harm-causing-property'>A Psychological Harm Causing Property<\/h3>\n\n\n\n<p>Going back to the term <em>shinriteki kashi bukken<\/em> or \u201cpsychological harm causing property.\u201d This is used when a property may harm the occupant\u2019s mental health. It could be due to someone else living there. It may also be because of <span style=\"font-weight: 400;\"><a href=\"https:\/\/savvytokyo.com\/yurei-japanese-ghost-tales\/\" target=\"_blank\" rel=\"noopener noreferrer\">hauntings<\/a><\/span> or particularly gruesome deaths. Hidden damage causing health problems is another reason. Examples include intermittent carbon monoxide leaks and recurrent toxic molds.<\/p>\n\n\n\n<h2 class=\"wp-block-heading is-style-framed-heading\" id='wait-a-minute-hauntings'>Wait A Minute\u2014Hauntings?<\/h2>\n\n\n\n<figure class=\"wp-block-image size-large\"><a href=\"https:\/\/cdn.savvytokyo.com\/app\/uploads\/2025\/08\/iStock-1290475196.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"662\" src=\"https:\/\/cdn.savvytokyo.com\/app\/uploads\/2025\/08\/iStock-1290475196-1024x662.jpg\" alt=\"Wait A Minute\u2014Hauntings? Whether or not <em>you<\/em> believe in ghosts doesn\u2019t matter legally. If previous tenants report paranormal activity, the property must be disclosed as such. The same rule applies when there\u2019s been a death on the premises. While real estate agents can\u2019t control what tenants experience, they are legally required to share any information tenants provide about the property.<\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The majority of Japanese do not follow any form of organized religion. However, they do hold their own spiritual beliefs, which often include beliefs about ghosts or spirits. As a realtor told me, \u201c<em>No matter what you believe, you know when something is different or not comfortable about a place\u2014what reason you give for that feeling is entirely up to you, but we have to share it with future tenants.<\/em><\/span>\u201d<\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Some older real estate agencies also <\/span><span style=\"box-sizing: border-box; margin: 0px; padding: 0px;\">list apartments with the number four as potential jiko bukken listings. This association stems from the Japanese word for four,&nbsp;<em>shi<\/em>&nbsp;(\u56db), and death (\u6b7b&nbsp;<em>shi<\/em>), but it<\/span><span style=\"font-weight: 400;\"> has been waning in recent years.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading is-style-framed-heading\" id='the-legalities-of-renting-a-jiko-bukken'>The Legalities Of Renting A Jiko Bukken<\/h2>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1254\" height=\"836\" src=\"https:\/\/cdn.savvytokyo.com\/app\/uploads\/2020\/10\/iStock-1136241103.jpg\" alt=\"The Legalities Of Renting A Jiko Bukken\" class=\"wp-image-50630\" srcset=\"https:\/\/cdn.savvytokyo.com\/app\/uploads\/2020\/10\/iStock-1136241103.jpg 1254w, https:\/\/cdn.savvytokyo.com\/app\/uploads\/2020\/10\/iStock-1136241103-300x200.jpg 300w, https:\/\/cdn.savvytokyo.com\/app\/uploads\/2020\/10\/iStock-1136241103-1024x683.jpg 1024w, https:\/\/cdn.savvytokyo.com\/app\/uploads\/2020\/10\/iStock-1136241103-768x512.jpg 768w, https:\/\/cdn.savvytokyo.com\/app\/uploads\/2020\/10\/iStock-1136241103-380x253.jpg 380w\" sizes=\"auto, (max-width: 1254px) 100vw, 1254px\" \/><small class=\"imgcopyright\">\u00a9 Photo by iStock: Lazartivan<\/small><\/figure>\n\n\n\n<p><span style=\"font-weight: 400;\">Anyone who rents anywhere in Japan is given a disclosure document known as a <span style=\"font-weight: 400;\">\u91cd\u8981\u4e8b\u9805\u8aac\u660e\u66f8<\/span> (<i><span style=\"font-weight: 400;\">Jyuyojiko Setsumeisho<\/span><\/i><\/span>; &#8220;<span style=\"font-weight: 400;\">Explanation of Important Matters&#8221;) form.<\/span> <span style=\"font-weight: 400;\">This document<\/span><span style=\"box-sizing: border-box; margin: 0px; padding: 0px;\">&nbsp;must be provided on paper&nbsp;and&nbsp;explaine<\/span>d in person to the renter. It<span style=\"font-weight: 400;\"> sets out all the details of the rental agreement process.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Within that document, there is a section that will mention if there is anything you need to know about\u2014<span style=\"font-weight: 400;\">\u544a\u77e5\u4e8b\u9805\u3042\u308a<\/span><\/span> (<i><span style=\"font-weight: 400;\">kokuchi jiko ari<\/span><\/i><span style=\"font-weight: 400;\">; \u201citem of note\u201d). This is where they are legally obligated to tell you that what you are about to rent is a jiko bukken. However, there are a lot of grey areas with this.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id='what-when-how'>What? When? How?<\/h3>\n\n\n\n<p><span style=\"font-weight: 400;\">While they technically have to inform the renter of any issues\/stigma surrounding the property, whether to declare something as such is largely left up to the realtor\u2019s discretion. Not only that, but the timing of the \u201cincident\u201d is a factor as well.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">No matter what happened in a given location, realtors are obliged to tell successive potential tenants that it occurred. From my own apartment hunting experiences, realtors tend to mention<\/span>:<span style=\"font-weight: 400;\"> <\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>B<span style=\"font-weight: 400;\">uildings with location or damage issues for up to 10 years<\/span><\/li>\n\n\n\n<li>C<span style=\"font-weight: 400;\">rime or human-related issues tend to stop being mentioned after about five years <\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">For deaths, it comes down to what the manner of death was (they won\u2019t share any grisly details, of course)<\/span>.<span style=\"font-weight: 400;\"> I<\/span>t<span style=\"font-weight: 400;\"> ranges from two to 10 years.<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Famous buildings or those involved in particularly heinous events will be mentioned so long as the location is rentable.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">Note that I said obliged to tell successive tenants, not legally obligated. There is nothing to stop a landlord or realtor from renting an apartment to an individual for a month or two, or even \u201crenting\u201d it to themselves, to circumvent the need to notify successive tenants of a location\u2019s jiko bukken status. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">This isn\u2019t technically illegal, but it isn\u2019t very nice and has gotten some realtors caught up in civil court battles. He rented apartment #404 on the fourth floor of a nice building, which<\/span> just so happened to be where a suicide took place. Not in the apartment,<span style=\"font-weight: 400;\"> though\u2014the previous tenant had jumped from their balcony.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">There was nothing wrong with the apartment<\/span>. <span style=\"box-sizing: border-box; margin: 0px; padding: 0px;\">However,&nbsp;the combination of the suicide and room number earned him a \u00a590,000 discount compared to his neighbors.<\/span><span style=\"font-weight: 400;\"> He lived there for decades and saved a fortune, all the while living within the Yamanote line area.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Nowadays, though, there aren\u2019t any hard and fast rules for what sort of discount a given type of jiko bukken warrants. With the influx of people moving into Tokyo and other major cities, the number of elderly people dying alone in apartments (creating jiko bukken), and the high cost of rent, the practical and non-superstitious are snapping up jiko bukken almost as soon as they come on the market.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">There are even real estate agents <\/span><span style=\"box-sizing: border-box; margin: 0px; padding: 0px;\">who specialize in listing Jiko Bukken. So, if you\u2019re in the market for a new home and don\u2019t mind it being a stigmatized property, companies like&nbsp;<a href=\"https:\/\/jobutsu.jp\/\" target=\"_blank\">Jobutsu Estate<\/a><\/span><span style=\"font-weight: 400;\"> or <a href=\"https:\/\/happyplanning.jp\/\" target=\"_blank\" rel=\"noreferrer noopener\">Okomari Fudousan Kaiketsu Honpo<\/a> are happy to assist.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Curious as to whether you already live in a jiko bukken and<\/span> just<span style=\"font-weight: 400;\"> don\u2019t know it<\/span> yet?<span style=\"font-weight: 400;\"> <\/span>T<span style=\"font-weight: 400;\">he website <a href=\"http:\/\/www.oshimaland.co.jp\/\" target=\"_blank\" rel=\"noopener noreferrer\">Oshimateru<\/a>&nbsp;is a jiko bukken, ghost hunter or crime buff\u2019s dream come true. Although available in English as well, the Japanese site is updated far more frequently by users.
